We are residential designers, not architects, however; we maintain a healthy respect for architects. We do not assume the liabilities of architects, nor do we offer the same level of services they provide. This is reflected in the prices we charge. Architects normally charge anywhere from 4% - 12% of the total construction cost of a project or they use hourly rates of $75 - $250, depending on the local market and the type of construction. As residential designers, our fees range from 1% - 3% of the construction cost of the home. We do not charge our time by the hour except for out-of-contract work.
Our pricing is heavily dependent upon the demands of the project and how much involvement our client wants us to have with it. To accomodate various project requirements, we have developed three sizes of drawing packages, Minimum, Average, and Full. Depending on the demands, requirements, and complexity of the project, we may recommend one of these basic drawing packages or even a custom drawing package.
In this industry, there are various methods used to estimate how much to charge the client to generate their house plans. Some charge by the square foot and others charge a percentage of the total cost of the home. At Skyline Design, we evaluate each job on its own merits to determine what our fee will be; however, let us just say without being too specific, that the Average size drawing package is about 1.5 times the cost of the Minimum size drawing package, and the Full size drawing package is about 2 times the cost of the Average size drawing package. Please review our detailed drawing descriptions and packages under the "Products" menu on this web site for more information.An initial, non-refundable, deposit equal to the lesser of 20% of the quoted contract price or $750 is required to queue a job.
The client will be allowed to retain the same amount as the intial deposit until after they have satisfactorily received all promised deliverables.
Though a job may be queued, we do not start billing it until after work on it has commenced. After commencement, we collect periodic payments based on our contract labor rate of $30 per hour on a bi-monthly basis until our billing ceiling is reached.. The billing ceiling is the outstanding balance of the contract minus the client's retainer. We may or may not be finished with our work before our billing ceiling is reached. Regardless, the next payment due will be the balance of the contract (which may be greater than or equal to the client's retainer) upon satisfactory delivery of all promised deliverables.
Disruptive changes to the design after acceptance of an approved configuration (Schematic) are billed at the out-of-contract rate of $50 per hour, but not without notice to and approval by the client. These charges are not part of the original contract price and are billed as a separate line item on the invoice.Work is invoiced on the 15th and 30th of each month with the balance being due within 7 days.
